Concept to Completion: Stable Infrastructure in West Bokaro Mining Area
Concept and Customer Requirements
Nest-In's customer, located in West Bokaro, required a G+1 office cum 20-bedded guest house, a project that presented several challenges during its execution.
Overcoming Challenges
1. Finishing Material Availability
The project's location in the outskirts made the availability of finishing materials challenging. This posed a logistical hurdle for sourcing the necessary materials within the required timeframe.
2. Blasting Interruption
The construction site was located close to a mining area, which led to disruptions due to blasting activities. These interruptions halted work progress, affecting the project schedule and causing delays.
3. Architectural Drawing Challenges
Challenges arose during the execution phase concerning the architectural drawings. Certain discrepancies or complexities in the drawings necessitated adjustments during construction, impacting the workflow and timeline.
Seamless and Customised Execution Process with HabiNest
Nest-In approached the project with a customised HabiNest construction solution to address these challenges effectively. One notable adjustment was in the architectural design of the front entrance. This change was necessitated by the need to synchronise Hot-Rolled Steel with Light Gauge Steel Frame (LGSF) technology seamlessly.
The Final Outcome
Despite the challenges, Nest-In successfully delivered the desired 20-bedded guest house using LGSF technology. This choice met the customer's requirements and aligned with their vision for sustainable development.
Prefab Construction vs. RCC Construction Methods
If the project requirements were met with traditional RCC construction methods, the following challenges would have been encountered:
- Deep foundations needed to stabilise RCC buildings would be difficult to dig, as the terrain is hilly and unstable.
- Availability and movement of heavy machinery like cement mixers, earth movers, and transport vehicles would be uncertain and slow due to the terrain and the mining activities.
- The construction materials like bricks and cement would be made on-site and therefore be heavily dependent on labour and external weather conditions.
With Nest-In's prefabricated construction processes, the project was completed in a record time of eight months. However, if RCC construction methods were used, the completion of the project would have taken a much longer time.
Nest-In's customised solution not only overcame the challenges posed by the project's location and execution complexities, but also enabled the customer to embrace sustainable construction practices through the adoption of LGSF technology used in HabiNest structures.
