Top 4 Applications of Modular Buildings

Modular buildings, which are also commonly known as prefabricated buildings or prefab homes, consist of multiple components built at an offsite location and transferred to a construction site where they are assembled and installed on the ground. Modular construction is as versatile as the traditional building method using brick-and-mortar. But, since most work is done offsite in a controlled factory environment, it helps save a significant amount of time.The time taken for final onsite installation may range from a few hours to a couple of weeks, depending on the design and structure's complexity.

Another significant feature of this innovative construction technique is that the modular building uses top-notch quality materials. The construction is completed in compliance with the standard building codes as the traditional construction. But, compared to the conventional building methods, it requires less number of workers on site, and it causes lesser wastage of raw materials and pollution.

Common Application of Modular Buildings

In India, modular construction is steadily growing in popularity, thanks to its flexibility in design and construction. The technology is used across all industries. Below are some of the most popular applications of modular buildings.

 

  • Commercial offices

It is one of the most common uses of modular buildings in India. Large and small-scale businesses use temporary modular office spaces. But not all offices using modular units have to be temporary. To give a clean sanitation facility to the public, the government of India has promoted the installation of modular toilet units across urban and rural locations. In line with the government's Swachh Bharat Abhiyan, Nest-In by Tata Steel has been a forerunner in installing intelligent and efficient modular toilet units named EzyNest and Smart EzyNest.

These steel-intensive modular toilets are easy to construct and install, even in highly remote locations and extremely harsh terrains. Also, these units are thermally insulated and are equipped with top-of-the-line waste management facilities.

 

  • Education facilities

Modular school buildings are gaining immense popularity in India. It allows the educational facilities to build portable classrooms that can function as a temporary or permanent learning centres. The modular schools' portability features enables the administrator to accommodate or expand the school's growth, especially in rural locations. Nest-In has constructed 10 classrooms spanning 23,000 Sq. Ft. for the Manipal Tata Medical College, Jamshedpur, in a matter of 90 days.

 

  • Healthcare facilities

Modular buildings are used as healthcare facilities, especially in the current COVID-19 situation. Since these units can be constructed and installed quickly, they can serve as priority-based medical facilities during an emergency or unexpected extra admittance at one time.

If the state-run healthcare facilities or private hospitals need more space, modular buildings can be an excellent extension solution; they can house patients or act as a permanent or temporary diagnostic centre, laboratory, or MRI unit. Doctors can also use modular office space for consultation purposes, and since it is highly portable, it can be moved to different locations as and when needed.
