The Myths of Modular Construction

Over the years, modular construction methods have proved themselves as high-quality, versatile, and environment-friendly building solutions. However, many people have several misconceptions about it, which suggests modular buildings are cheap and temporary structures with limited application.

Thus, in this write-up, we will dispel the common myths of modular construction.

Myth 1 – Modular construction is ideal only for building temporary structures

Temporary modular buildings are highly resourceful and useful; they serve a variety of purposes. And such solutions are used in almost every industry. For example, modular constructions in India can provide classrooms and administrative space in schools during new projects or at the time of renovation. They are also used for providing housing to people affected by natural disasters.

However, modular construction does not mean it is useful only for building temporary structures. It can also be used for building permanent structures and such buildings can be beautifully designed with high-class interiors to suit the specific needs of the project and its purpose. Also, since the modular buildings are constructed off-site in a factory setting, these structures are built with a better-quality control than what is achievable in the traditional on-site construction method.

Myth 2 – Modular construction does not offer design flexibility

One of the biggest criticisms of modular construction is that the buildings don’t offer any design flexibility and look unappealing. However, this is not the case for all and it can be said that the modular construction method is highly advanced that can deliver bespoke buildings with a much greater degree of design freedom and flexibility.

One can use modular construction to build a wide range of modules with different heights, lengths, widths for thousands of layouts. It also allows using larger but lesser modules, which aids in saving on transportation costs and reduces site work. Besides, modular construction in India encourages to install an array of sustainability features like- green roofs, solar panels, solar shades or rainwater harvesting systems, as per one’s requirements.

Thus, modular buildings are highly flexible after they are installed. These buildings can be expanded vertically and horizontally without the need for decanting and the expansion work can be completed in less than half the time taken by the traditional construction method.

Myth 3 – Modular buildings are of inferior quality and do not last long

In response to this criticism, it must be stated that modular buildings are not a product itself but a construction technology. One of the significant differences between modular construction and the traditional on-site building method is that, while modular construction takes place inside a factory under a controlled environment, construction is done following strict industrial guidelines, using the best quality industrial-standard building materials.

Also, modular constructions use identical materials that are used in traditional building methods and the construction is done in compliance with the local and national building codes. So, the common perception that modular buildings are of inferior quality is baseless, and there is no truth to it.

Myth 4 – Modular buildings are aesthetically unappealing

Many people believe that modular construction hinders the creative design of the building. However, the truth is modular construction may have certain design constructions in terms of maintaining specific standards and there are no limitations to the uniqueness of the design. Today, there are countless examples of beautiful and unique buildings that are built using modular construction methods. In fact, many construction experts, interior designers and architects suggest that modular construction is the perfect solution that allows the amalgamation of creative design and high functionality in the building.

I understand that the modular construction mentioned is that of steel frame and concrete floors. My feeling is that modular construction totally in concrete would have more flexibility and could better adapt to architectural Considerations.
